How to Prepare your Home for Sale this Winter

Winter is literally right around the corner and although the ideal time to sell and buy homes for most home owners or purchasers is during the spring, you can still make a great sell during this holiday season.  So here are a few tips and suggestions on preparing your home to be sold during the winter.  They will help you to organize your budget, thoughts and time wisely during the process.

Research is always best:

Do some homework and find out which homes were already sold in your neighborhood or are currently being sold.  Do some comparing and contrasting with the sale prices, amenities, home areas, and how long it’s been on the market.  That will lay the foundation of trying to figure out what to sale your home for and what upgrades your competition is offering.  These will help you to figure out how much time and money you need to invest into your home.  Your property could go unsold if it is too low or high from the competition price.

Plan out your time and budget:

Getting your home prepared to be sold can be costly and extremely time straining.  Set aside the time to carefully evaluate which parts of your home you need to attend to.  If you begin to feel swamped then call on a Realtor, to help guide you on which areas to focus on as main priorities.  The more calm and sound you are during the planning process the better the selling process will go.

Research what amenities are top selling points for buyers in your area

Add visual appeal to the front:

Whenever someone is coming to look at your home, they are automatically introduced to the front yard.  This area can be a deal breaker for the purchaser if it is not maintained or visually pleasing.  So lay down some colorful rocks or mulch along the driveway or/and flower beds, do your best to rake any leaves or shovel the snow from around the yard, set out clean furniture on the porch and clean the front door area to make sure any guests who approach that area feel welcomed.

Update any necessities:

Take a look and survey your home to see if you need to make any upgrades.  This will help you to gain more return on your investment (ROI).  It could be something as extensive as replacing or renovating finishes and appliances around the home or just buying higher end products for your existing finishes, like vinyl wood for the floors or stainless steel refrigerator.
