The most influential and most expensive room in the house when it comes to purchasing a home is the kitchen.  Adding fixtures of high quality, stainless sinks, granite (or laminate or tile) counters, stainless appliances, new flooring and updated lighting can bring vibrancy to your kitchen which can be appealing to your buyers.  You want to keep in mind that if your appliances are 8 years or older then it is time to upgrade them or else they will look worn out and will not be as energy efficient as some of the newer models.  The same ideas for the updating can be used in the bathrooms as well.

If your windows are older then they may have condensation between the panes or you may some issues closing them properly.  Energy efficiency is what you want to achieve for your home buyers, the energy is lost when the air conditioning is overly used in the summer and winter times.  To reverse these issues switch the windows to double pane, remember that home buyers want to feel that they are investing their money wisely when moving into a new home and that is one way to appease their concerns.

Look to your roof for forgotten upgrades

Your roof can be a costly repair if not remembered when upgrading your home.  The quality of the roof can and will add value to your home and also lower the risk of damage to the home in the future.  Replacing the roof can be expensive if the up-keep and maintenance hasn’t been touched like it should every 10-15 years.  If this has occurred then have a skilled roofer inspect and even possibly replace the roof.  Buyers look for solid roofs that have been replaced in the last 5-7 years.
